Having our own in-house team allows us to deliver cost-effective refurbishments and improve values within challenging budgets. We can provide tailored solutions for hotel refurbishments and alterations. Working with an internal team, complimented by long standing refurbishment companies, we offer a complete package from inception to opening, working to programmes that both optimise available cash flow and integrate with operational demands.
We are able to achieve this through having re-worked traditional refurbishment models and created a new system to fit the specific needs of hoteliers, as opposed to the restrictions of everyday contractors. Our team are experienced in the hospitality industry and understand the needs of undertaking a construction project within the confines of an operating and occupied hotel.
Our long standing supply chains works on a ‘just-in-time’ basis, reducing site storage and reducing damage to components. Pricing, design and agreements are negotiated on a project-by-project basis, allowing changes to be made dependant on a hotel’s financial performance. A one size fits all approach is not applicable to these types of refurbishments or on major renovations.
Programming, budgeting and project management is run internally with external consultants costs kept to a minimum and employed only where a specialty is required.
The hotel refurbishments are undertaken in an environmentally conscious manner. Working with our waste management partners, we recycle that which can be. Scrap metals, wiring and lighting fittings are separated at source and recycled locally to reduce waste miles. Items that cannot be recycled are dispatched to waste to energy plants. Furniture is gifted to charities and homeless shelters. New materials are selected from as close to the site as possible. For example, all of our projects use UK-based carpet producers and joinery manufacturers, both high tonnage items, reducing our construction mileage.
The entire operation is designed to reduce landfill while improving environmental credentials, with the benefit of lower taxes and rebate.
